Search Hot Tip

Quickly load a previous search you did in Paragon by selecting the Last Search option located above Primary Criteria after selecting Class. Hovering over Last Search will display the 5 previous searches you performed. Clicking on one of these searches will load the search criteria for that past search.

Quickly load the last Quick Search you did by selecting Last Quick Search located under the Quick Search header on the Paragon Home Page.

Advertising Reminder

 It is against MLS rules to advertise a property listed by another agent/broker without first obtaining permission from that agent/broker. The only exception to this rule is advertising done via an approved IDX site that has been registered with the MLS. IDX sites are only approved if they are controlled by the registered MLS agent/broker, and are clearly identified as such. Sites such as Facebook do not qualify as approved IDX platforms. However, a generic link on Facebook directing viewers to listings on an approved IDX site is allowed. The link itself should contain no information about, or photos of specific listings.  A generic statement such as “Click to see homes in Waunakee” would be allowed.

Price Analysis Tool

Within Paragon, there is an easy way to see the number of potential buyers (Paragon contacts with saved searches) at the current list price, and if the price were changed.  This functionality is available for partial listings, as well as live listings.   Check out this short video demonstrating this cool feature.

Share your Listings via Facebook/Twitter

Did you know you can easily share your listings from Paragon to your Facebook page or via Twitter? Find this option within Listings -> Maintain Listings. Click on Select an Action and then Share Listing to Facebook and/or Share to Twitter. The post will include the primary photo, public remarks, and a link to the detail report within Collaboration Center. If you are not currently using Collab Center, you can set up your site under Preferences (in the menu bar at the top of the screen).

Access TrustFunds Activity from Paragon

An option to directly access your TrustFunds portal from Paragon is available under the Resources drop down located on the main Paragon menu. From your TrustFunds portal you can click on Transactions (located in the upper right) to see the status and history for all electronic earnest money transactions for both your buyers and your sellers.  More information on TrustFunds can be found here.

Keybox Access Hours Change with the End of Daylight Saving Time

Supra keyboxes come from the factory preset to open between the hours of 6:00 a.m. – 9:00 p.m. Central Standard Time, and shift to the hours of 7:00 a.m. – 10:00 p.m. during Daylight Saving Time.  So, with the end of Daylight Saving Time, they now will open between the hours of 6:00 a.m. and 9:00 p.m.

If you would like to change the access hours, or remove all time restrictions, you can do this for keyboxes you have added to your inventory.  Once added, select the keybox and then select Program Keybox.  Change the start or end time by clicking or tapping on the time.  When done, you will need to select to Program the keybox.  You will need to be near the keybox and have the shackle code to do this.

Regarding the Property Condition Report

When working with a buyer, it is very handy to be able to pull a completed Property Condition Report (RECR) from the documents attached to a listing within Paragon.    Not so handy when you find a big X through the report, or a bunch of blank boxes.

The WRA has done a great job educating on seller and agent obligations regarding the Property Condition Report.  In addition, they have prepared the WRA-SRR, for use when a seller refuses to complete, or is not required to complete the RECR.   Please see links below:

Why are some "no showings until" listings Active instead of Delayed?

We generally see two reasons a new listing is not available for showings right away. The first is the property is not ready to be marketed via the MLS due to needed clean up, timing for professional photos, desired staging, etc. You will find these listings in the Delayed status as the listing agent does not want them to be visible to the public yet.

In the second situation, the property is all ready for public marketing, but the seller and listing agent decide to pick a launch date, often starting with an open house. You will find these listings in Active, as the seller and agent want them to be visible to the public. The listings in Active must include the date showings will be allowed in the first line of the public remarks.

Our rules regarding “no showings until’ listings have taken both situations into account and allow agents the flexibility to market these listings as either Delayed or Active.

No Trespassing!

The MLS has recently received multiple complaints from both listing agents and sellers regarding Realtors trespassing.   Please remember you must have a confirmed showing appointment to even walk around the outside of a property.  Also, if the property is in Delayed status, or listed as Active with a future show date, this would not only be trespassing, but also a violation of MLS rules, as these properties are not allowed to be shown.   A showing occurs once you step foot on the property.  Showing a property not yet available for showings can result in a hefty fine.

What Makes a Room a Bedroom?

The MLS does not define what is a bedroom. Listing agents should use common sense when calling a room a bedroom. If you are counting a room as a bedroom that is not a typical bedroom (i.e. does not have a closet, is accessible only by going through another room, etc.), please indicate in the remarks what makes it atypical so that showing agents and potential buyers are informed before a showing.

A lower-level room that does not meet safety guidelines for a bedroom, however, should NOT be labeled as a bedroom in the MLS. Click here for requirements from the Department of Safety and Professional Standards regarding lower-level bedrooms. MLS rules mandate a photo be included within Paragon showing the egress window for every lower-level bedroom.

See Activity on your Listings

Did you know you can track the number of times your listing is viewed by agents and consumers via Paragon? To access this information, pull up your listing via Listings -> Maintain, and click on Select an Action.  From the Select an Action box, choose View Activity Report.  Within the report there is a link that defines the statistics displayed.

Advertising Before the Effective Date is a Violation of State Law & MLS Rules

Per Wisconsin State Statute 452.136(3), an agent cannot advertise a property unless their firm is the listing firm or has permission from the listing firm.  The firm does not become the listing firm until a listing contract has been executed and the term of the contract has begun. This date is also referred to as the effective or list date:

In response to many complaints of agents advertising before the effective date of their contract, the MLS Committee and the MLS Board of Directors created an MLS rule to parallel Wisconsin law.   The hope with this new rule is to elevate the level of professionalism by stopping violations internally, before DSPS sanctions one of our members.

The following SCWMLS rule went into effect September 26, 2022: 

If any detail of a specific property, sufficient to activate the interest of a potential buyer, is publicly marketed before the effective date of the listing contract for said property, the listing agent shall be fined $200 per day, from the time of advertisement until the effective date of the contract.  This new fine will not exceed $5,000.

What to do if your Contact Opts Out of Paragon Emails

If you receive an email alerting you that a client has opted out of receiving emails via Paragon, this may be because they accidently clicked on the opt out link within an email, or because Paragon received a bounce back from your client’s email provider. To opt them back in, email them the following link or open the link and type in their email address:https://scwmls.paragonrels.com/CCR/paragonsubscriptions?action=optin

Your client will be sent a confirmation email containing an opt-in option they will need to click on within 72 hours to opt back in.

The above opt in link can always be found within the links in the blue banner on the top of the Paragon home page:


You can proactively check for clients who have been opted out by clicking on Contacts and View/Manage Contacts within Paragon. Look at the Email column. Clients should have an orange envelope indicating a valid email address. If you see a white envelope with a red exclamation point, this client is opted out and is not receiving emails.

Maximum Fine Increased for Late Reporting of Sold Data

SCWMLS rules allow you 10 days from the closing date to report a listing as Sold.    The fine after 10 days is $5 per day.    There was a maximum cap of $25 for this fine, but due to repeated offenses, it is apparent that $25 may not be a large enough deterrent.   At their August meeting, the SCWMLS Board of Directors increased this maximum cap from $25 to $100.

Focus on the Paragon Market Monitor

Did you know you can customize the Market Monitor on the Paragon Home page to limit the display of listings to certain counties, cities, school districts, or types of property. Click the gear to the right of the words Market Monitor to set your preferences.

Clicking the My Info Tab on the Market Monitor gives you quick access to your current active listings as well as your current offer-no show listings, your current delayed listings, your listings due to expire for days specified, and your solds for the past 6 months. Listings under the Sold Within Six Months link include your co-broke sales, allowing easy monitoring to be sure you are given credit for co-broke sales.

WIREX Milestone

Since June of 2017, we have imported over 25,000 listings from other MLSs, via WIREX, directly into your SCWMLS database to make it easier for you to find them. These listings are located in the 20 South Central WI counties our SCWMLS members typically list and sell in. The MLS numbers for these listings are prefixed by 2 letters to make the MLS number unique, and to identify them as listings that originated in a different MLS system (i.e. MM for Metro MLS).  If you are looking for property outside these 20 counties, switch to WIREX to search.  

WIREX is a joint venture between 7 MLSs in Wisconsin to create a shared database including almost 90% of the MLS listed properties in Wisconsin. WIREX provides an offer of cooperation between participants for these listings. MLSs Participating in WIREX include: Central Wisconsin, Lake Superior, Metro Milwaukee (including La Crosse), Northeast Wisconsin, Northwestern Wisconsin, South Central Wisconsin (including Rock/Green), and Western Wisconsin.


Strange Expiration Dates:  You may have wondered why active listings that are imported from other MLSs via WIREX have 1/1/2079 as their expiration date. Most MLSs do not display the expiration date for active listing within their MLS systems. Our agreement via WIREX requires us to honor restrictions set in the native MLS systems. Paragon requires data be included in the expiration date field, so we use 1/1/2079 as a placeholder. The actual expiration date is hidden, and when the property is moved to an expired status, the placeholder is replaced with the actual expiration date.

New Requirement to Include Listing Office Contact Info on IDX Websites

Our MLS, in conjunction with the National Association of Realtors®, has added a new requirement when displaying MLS listings on public websites via IDX/VOW.   Along with the current requirement to display the listing firm name in a prominent location, beginning September 1, it will be required that the phone number or email address, as selected by the listing broker, be displayed with the listing firm name.  All current IDX/VOW website vendors have been notified, but it is the responsibility of the website owner to ensure compliance.Listing brokers can choose if they want their office phone, office email, listing agent phone, or listing agent email to be included in the MLS data sent for display on IDX/VOW public websites.  This selection can be made within Paragon, by the broker or anyone in the firm with broker access.

  • Select Preferences from the top Paragon Menu
  • Under System Preferences, select IDX/VOW Contact Info
  • Select your desired contact info option from the drop down and Save

If your office phone or email needs to be updated in Paragon, send that request to member@wisre.com.

The contact information selected will be sent to IDX/VOW website providers for each new listing added going forward, and each existing listing when next modified.

If you do not make a selection, the default is to provide no contact information.

Still Filling out Paper Profile Sheets for New Listings?

Agents with basic Realtor level Paragon access can enter listing data for a new listing directly into Paragon (Listings –> Add Listing) and save it as a partial. This option streamlines the add listing process by allowing agents to directly key in listing data as opposed to filling out profile sheets. Partial listings can then be reviewed and saved as live listings by users with office administrative access. When entering a partial listing, an agent should make note of the partial listing number assigned to pass on to their office listing administrator, along with any documentation required by their office. If the listing should be entered in a status other than Active, that should also be noted. Administrators can then pull up the partial listing to complete under Listings -> Maintain Partials.

A Few Tips:

  • Selecting Tax Autofill will pull in data from public records.
  • You can select to save as a partial several times along the way to save your work.
  • Photos and documents can be added via links to the left of the data entry fields
  • Before handing off to your administrator, click Save Listing to trigger input rules to make sure you have not missed any required information. Click the red triangle to jump to the field that contains missing information. Status will be entered by your administrator.
