Listing Status FAQs

Listing Input

Q: When must new listings be entered into the MLS?

  • Publicly marketed: within 1 business day
  • Not publicly marketed: within 4 calendar days of the listing contract’s effective date

Delayed / No Showings

Q: What is Delayed status?

  • Listing entered in MLS but not available to show
  • Requires the show date in first line of public remarks and in the top portion of your MLS data sheet
  • Multiple Listing Options for Sellers form emailed to: listings@wisre.com
  • Max: 45 days, with one extension (90 days total)
  • No showings allowed (not even to seller or firm)

Withdrawn / Expired / Sold

Q: What does each of the above Listing Status’ mean?

  • Withdrawn:  No showings or marketing. Reactivate only with a new contract/amendment.
  • Expired: If a seller and listing agent agree to end the contract before expiration, update status to Expired.
  • Sold: Report within 10 days of closing

SCWMLS Launches CheckMate Compliance Platform

🆕 SCWMLS Launches CheckMate Compliance Platform October 1, 2025

SCWMLS is excited to introduce CheckMate, a new compliance system designed to enhance accuracy, streamline compliance and provide greater support to all of YOU.

Transition Timeline

  • Oct 1–31: Educational period with courtesy notices—no fines will be issued. MLS staff will be available for support via phone, email, and in-person.
  • Nov 1: Formal enforcement begins. Fines assessed per SCWMLS Policy and will be billed according to the SCWMLS Fine Schedule.

✅ What’s Staying the Same

  • Listings still entered via Paragon.
  • Existing SCWMLS Listing Rules and all other fine policies remain.
  • Support channels unchanged.
  • The manner in which you receive your MLS Invoices.

Paragon issue - changing the list agent

UPDATE – this has been resolved. If you still have problems changing the list agent please let us know.

Stating Tuesday morning, there is an issue where it is not possible to change the list agent to another person. Until this is fixed please call or email the MLS and we can change it for you.

Includes profiles for both Realtors® and non-members, with ranking based on relevancy and profile strength.

Consumers can filter searches to show only Realtors®, replacing the old “Find a Realtor®” tool.

Realtor® profiles remain free to claim, with direct inquiries delivered at no cost to NAR members.

FAQ's Regarding the New Multiple Listing Options for Sellers Form

Am I required to submit the entire listing contract for a Delayed Listing to SCWMLS?

  • No. You are only required to submit the fully executed Multiple Listing Options for Sellers Form.

Is the “show date” required in the first line of the public remarks for a Delayed Listing?

  • Yes. The show date must be included in the first line of the remarks. If the seller later decides to allow showings sooner, that is acceptable and can be updated accordingly.

Why did SCWMLS implement this change?

  • This change is in response to the National Association of REALTORS®’ new Multiple Listing Options for Sellers policy, which requires a disclosure form when utilizing a Delayed Listing status.

When must I begin using the Multiple Listing Options for Sellers Form?

  • You are encouraged to begin using the form immediately.
    Mandatory use begins September 1, 2025.

Price Comparison Tool

Within Paragon, there is an easy way to see the number of potential buyers (Paragon contacts with saved searches) at the current list price, and how many there would be if the price were changed.  This functionality is available for partial listings and subject properties, as well as live listings.  When maintaining a listing click the Price Analysis button at the top:

The popup will show the number of buyers that match your property at the current price. Enter the new price you are considering and click Recalculate Buyers to see the difference that would make. If you want to make the change, click the Use New Price button to use the new price on the listing, then click Save Listing. Otherwise just click Close to keep the current price.

Update on SCWMLS Delayed Listing Policy

What’s Staying the Same:

After careful review, SCWMLS has chosen not to adopt NAR’s optional Delayed Marketing Exempt Listings policy. We remain confident that our current Delayed Listing policy best supports our members and serves the best interests of sellers.

What’s Changing:
  • New Disclosure Requirement:
    A signed Seller Disclosure Form will now be required for both Delayed Listings and Firm Exclusive Listings (formerly called Office Exclusive).

    • Mandatory use begins September 1, 2025.
    • SCWMLS will not be using the WRA Limited Marketing (Form LM).
    • Click here to download the new disclosure form. You are encouraged to begin using the form immediately.
  • Extension Timeline Update:
    Delayed Listings may remain in Delayed status for up to 45 days, with a one-time extension of an additional 45 days—for a total maximum of 90 days.

Updated Reverse Prospecting Function

The reverse prospecting functionality has been updated in Paragon. Click the Contacts icon and choose Reverse Prospecting. Click on the line for a property so the line is highlighted green and click the Launch Report button. This will bring up a list of all the agents in Paragon who have a Contact where your listing is a match for their Collab Center search. You will also see whether that contact marked it as a Favorite, Possible, or Rejected.

You can email all of them by clicking the envelope icon at the top right, or you can choose to email specific agents by clicking on their names.

If you do not want to receive these emails from other agents about your listings it can be disabled in your preferences. NOTE – this will also disable the ability for you to reverse prospect on your own listings. In Paragon, click the Connect icon to go to Paragon Connect. Once there, click the 3 dashed lines menu at the top left and choose Settings. Click System, then Reverse Prospecting. Toggle the setting off and click SAVE at the top right.

Supra - Non-Member/One-Time Access

This access allows a non-member, such as an agent from outside our MLS, or a contractor, one-time access to a single keybox.

To Grant Access from your eKey:

  1. Tap My Keyboxes
  2. Select the keybox from the list – If the keybox is not listed, tap Add Keybox, enter the Shackle Code for the keybox, and connect to the keybox. Click here for instructions on assigning a keybox to a listing if you are not at the keybox.
  3. Select Grant Managed Access
  4. Enter the cell number of the person needing access
  5. Set the desired access date and time. Note: You can limit the duration of the showing per instruction, but the window granted here must be at least 2 hours.

The person you have granted access to will receive a text message. If they ask you for assistance, please have them call the MLS office at 608-240-2800, option 3. If after hours please have them call Supra technical support at 877-699-6787.

We have received reports of users having problems using the Zipform app. The problem is with the app itself, and they are working on a fix. If you are experiencing problems, using the web version still works.

Listings Imported from Outside MLSs

Beginning in 2017, SCWMLS started importing listings from the WIREX database into the SCWMLS database if they were located in areas commonly marketed by our members. This change was made to improve visibility and ease of access for everyone. Imported listings can be identified by a two-letter prefix on the MLS number, indicating the originating MLS.

Please note that, as these listings originate from outside SCWMLS, any questions or concerns regarding their data, photos, or documents should be directed to the source MLS. For a list of MLS contacts, click here.

New WB-50 Form Required Starting July 1, 2025

The Real Estate Examining Board has introduced the WB-50 Residential Pre-Agency Showing Agreement for use when showing properties to buyers before establishing agency.

This form will be required beginning July 1, 2025.

Marketing Exempt Listings

While we are aware that the WRA has released information regarding Delayed Marketing Exempt Listings, along with a Limited Marketing form, please note that SCWMLS has not made any changes to our current policies or disclosure document requirements at this time.

The use of the WRA’s Limited Marketing form is not required by SCWMLS. Members should continue to follow all existing SCWMLS policies and procedures.

We will provide an official update to all Members by August 1, outlining how SCWMLS will proceed and specifying any forms that will be required moving forward.
